Land management is a complex blend of legal, physical and financial tasks which may be time consuming or unfamiliar to the landowner. Land use is a complex practice in this highly regulated and highly visible decade of environmental controls. North West Environmental Group has the experience to help you through the numerous stages of applications, approvals, appeals and negotiations to find the best blend of results for your project.

Inspections, Mapping and Inventory

The potential use of your site is dependent on many of its physical characteristics. The view and the water frontage are often only the beginning of a full analysis. Past use, zoning, neighborhood preferences and infrastructure such as transit, natural gas, or policing will also affect your proposed uses. A comprehensive site plan will aid any proposal you will want to make to your partners, lenders, or regulatory agencies. Maps also assist with marketing developments. Use of air photography and computer mapping reduce the uncertainty of your project and support project budgeting. We are capable of visiting your site in most seasons and weather conditions in order to provide a year round understanding of the terrain and site potential. Our personnel are familiar with natural hazards such as flood plain, avalanche, erosion, slippage, and wildfire.

Proposal Development

You will want to know the full range of possibilities for your land use project: whether it is a residential subdivision, a resort, golf course, retirement complexes, or a utility corridor. We have experience with agricultural land, historic towns, school sites, road closures, parks, and quarry plans. We may utilize professional architects or planners to ensure your concept is creative - and practical.

Project Coordination

North West Environmental can manage your project or your group of properties throughout the development process. We are able to engage the spectrum of professionals that will enable your success. We will incorporate the disciplines affecting your project. These, where needed, will include archaeology, hydrology, timber, valuation/appraisal, engineering, architecture, planning, legal survey, insurance, assessment, taxation, legal documentation, marketing, and accounting. Our Project Management service group will prepare your contracts, call for tenders, supervise construction, and provide inspection services.

Regulation

We will assist your project with applications to local government or to the appropriate federal or provincial agency where needed. This may include zoning, variances, development permits, land or water permits, Agriculture or Forest Land Reserve applications, or timber marks.

Negotiation

Our professional staff will assist you with acquiring land, negotiating with adjacent owners, and disposing of surplus land through sale or exchange. We have experience with building encroachments, utility lines, covenants, leases, and minerals. A broad range of land use options will ensure choices for yourself and local approval agencies whenever possible. Density bonuses, trail development and greenways are modern tools for developing successful projects.

Communications and Representation

We are proud to serve our clients as representatives to local government, First Nations, and the neighborhood. As part of your project we will hold open house events, advise the media, and facilitate meetings where requested. A successful project often has a successful communications plan.

Property Development / Review

All land stakeholders wish to maximize their interests. This is a highly diverse forum of issues and views. These include environmental, legal, historical, financial, or simply neighborhood values. We can optimize these values according to client guidelines. It is important to manage the total property portfolio to optimize this. The immediate needs for this project would be:

  • Acquire current site information files and seeking timely appraisals.
  • Official Community Plan applications prior to sale for commercial sites.
  • Rezone sites for maximum community or financial benefit if required.
  • Request covenant removals or modifications.
  • Confirm easements and title requirements with your legal advisor.
  • Offer direct sales to adjacent owners where property is undersized.
  • Recommend suitable public agencies or realtors for public offerings.
  • Coordinate Multiple Listing Services (MLS) to maximize revenue.
  • Assist with marketing package information required by realtor.
  • Liaise with lessors, owners, municipalities or benefactors, where required.
  • Meet policy needs for public asset disposal.
  • Conduct of Stage One PSI reports for environmental liability.
  • Access related funding sources for property remediation if site has problems.
  • Where subdivision will generate additional revenue, we can expedite the process.
  • Ensuring you receive value for your improvements when returning leases and land gifts.
  • Assemble land packages for prudent development options.

We will develop a cost-tracking program for all sites. This would see costs borne separately for as many properties as possible. Such a program will greatly reduce the costs or tax benefits to the client for expenses such as zoning, survey, remediation, administration, appraisal or servicing needs Development of a land management (disposal) program will reduce administrative demands on your staff and realistically track your costs. We would enlist aid of other agencies where appropriate (municipalities, professionals, and Provincial ministries.) In addition, our environmental assessment services will enable property subdivision and the usual revenue enhancing rezoning.
